Building Surveys

  • Residential Survey

    A mortgage valuation is NOT a survey. A building condition survey, assesses the structure, fabric, fixtures and fittings and services to enable the client to make strategic decisions.

    Acquisition (Building & Structural) Surveys:

    • RICS Level 2 Home Survey Report: this is a budget level survey and report designed to suit standard properties up to about 100 years old. It gives limited advice but does cover the major issues of structure and fabric.

    • RICS Level 3 Full Building Survey: this is a detailed survey and report which provides advice and a full explanation of issues as well as providing some advice on remedial works and expected costs.

    • Auction Surveys: specifically for bidders on properties at auction and comprise a budget level inspection and short summary, which will identify many significant issues. A full survey should then be commissioned if the bid is successful.

  • Bespoke Surveys

    Prime Property Due Diligence Report: This is a form of investigation and report where a very detailed investigation and report is required on unique residential properties when not to a standard form of design and construction.

    It often involves specialist investigation into legal and statutory issues, specialist examination of complex services, swimming pools and audio-visual systems provided by specialist which we can organise and attend on the day of teh survey.

    It is generally for high value properties.

  • New Build Snagging Survey

    A new home should be your pride and joy. The last thing a new home owner wants upon moving into a new property are issues that should have been dealt with by the developer.

    Most homeowners of new properties don’t believe they need a full building survey of a new property. However, we are often instructed by clients or their solicitors to undertake an inspection of a new build property to ensure it has been constructed properly and finished to the expected standards.

    Within our snagging report which can be given to the developer, we will look at;

    • Property law, boundary investigation etc

    • Structure,

    • Fabric, materials and finishes,

    • Services

    • Fixtures and fittings.

    • Finishes

    • Equipment
